There is good news, however, for 2012. Many experts predict that this year will see better stability for many neighborhoods. That is not to say that some areas will continue to see a decline in prices but it is still a step in the right direction. Experts say that the real estate market should continue to improve as long as nothing extreme happens again to the economy.</p>
<p>As of last year, the average home prices across the nation fell by approximately 38%. In fact, very few cities saw any kind of appreciation in their homes. Furthermore, for the beginning of 2012 interest rates will remain low as long as unemployment is high and the economy is overall stagnant. The positive sign was that towards the latter half of 2011 home sales did increase in some areas compared to the past few years. And while the housing market is still in favor of buyers, the gap is slowly but gradually coming to a close. </p>
<p>Foreclosures have been a problem for many on the market. Some states still suffer from a high rate of foreclosures. Namely, the top ten states suffering the most are Nevada, Arizona, Florida, California, Georgia, Utah, Michigan, Idaho, Illinois and Colorado. The most important point to take away from this issue with regards to prices is that, even though foreclosures have a negative influence on prices, prices will not necessarily go down. This will be the case as long as lenders can manage to very steadily bring foreclosures to market. </p>

But, with the ad hoc nature of today’s market, old rules do not always necessarily apply to every situation. The market is unpredictable and different sources have different forecasts but there are a few reliable tips you can keep in mind when deciding to buy or sell.</p>
<p>Many people focus only on the finances when it comes to buying a new home. While this is the right track to be on, there are also other important issues to factor into the decision. Major life changes can have a direct impact on your purchase of a new home. In fact, people most often file for bankruptcy for three common reasons: a change in job status, divorce, and expenses due to unforeseen health issues. Ask yourself if you will be moving within five years, having kids, changing jobs, or have a low credit score. If you find the answer is yes, then consider waiting a while before buying, when things have settled. </p>
<p>Back to finances. These are an important part of buying a home. Think about your future; will you be at the same income level you are at now or will there be an increase in the near future. Also, what level of debt are you in? This will affect your loan rate and so may not be the best time to take on a mortgage unless you can guarantee it.<br />
You can always refer to a mortgage broker or financial counselor for detailed advice on what you should do and when. They can also advise you on how to protect yourself to avoid a future financial disaster.  Buying a new house can be managed with the right guidance.</p>

This is particularly true for homes in areas that have cold, snowy, rainy winters. The kind of problems you want to keep an eye out for and fix as soon as possible are water that seeps into your house, leaking pipes, and pipes that burst from freezing and thawing. </p>
<p>The first step is to go outside every now and then or after a major storm and tour your home. Examine every aspect of your house and try to locate any damage, if any damage has occurred. Pay close attention to roof shingles, all pipes, and any other area you are concerned about. </p>
<p>Pipe leaks in particular can be a huge problem because of the risk of leakage. A tiny crack can leak hundreds of gallons of water per day. One way to prevent leaks is to install a leak alarm (or flood alarm) underneath the kitchen, bathroom drain pipes, laundry appliances and refrigerator. These are relatively cheap (around $10 &#8211; $15) and everyone knows that the best cure for anything is prevention.</p>
<p>Also keep a lookout for pests. Both insects and rats can sneak their way in through the smallest cracks and can be hard to track down once they are inside your home. Fixing leaky pipes can help prevent pests. Sealing cracks, emptying out garbage right away, keeping food covered or stored away, disposing of pet waste outdoors, and pouring boiling water down drains on a regular basis can all help keep pests away. </p>
<p>Another important winter task is checking the furnace filter. Check it each month and replace it if needed. Take note of anything else around your house that you think might be a problem and keep tabs on it to see if it gets worse or you suspect it needs to be replaced.</p>

More and more people are interested in creating a more patriotic home for themselves and their families. After all, nationalistic pride can be expressed in so many ways and the house you live in is the perfect place to start. </p>
<p>The most evident aspect of an American home is in its architecture. One common style is the Prairie style home, which emerged in the late 19th century. This type of house has earthy tones, wood trim all around, and horizontal siding. Another common style is the Cape Cod style that was most common in the early 20th century in New England. European settlers tried to mimic their stone cottages from back home but not finding stone, ended up using wood to create the same look. These homes were typically 1.5 stories high and had very simple ornamentation. </p>
<p>Craftsman bungalow was another style that emerged in the late 19th century in California. This style features things like natural materials with wood, stone, or stucco siding, as well as, steeply angled roofs with high ceilings. Also popular, starting in California in the early 20th century, was the revival of the Spanish style home. Easily recognizable, these homes feature white stucco walls, clay roofs, and arched entry ways. </p>
<p>A truly American home, the ranch, appeared in the first half of the 20th century and is characterized by a minimalistic one story style. Inside it is often found to have less walls than traditional homes to allow more spaciousness and ease of living.  </p>

<p>The whole process is actually quite simple and straight forward. All that is required that is different from the traditional way of buying a home, after you find the right homeowner to swap with, is that you will carry out two transactions at once instead of one. This is because you are buying and selling at once. At the time of the contract, you simply have to specify that the closings will take place at the same time. There are both purchase and sale agreements to be signed by both parties. There may be a difference to pay though. If one of the homes is valued at a higher price, the difference must naturally be paid. Likewise if there is an outstanding mortgage then the lender is paid at closing, as would happen with a normal sale. </p>

After carefully looking at their kids’ future finances, and then their own, parents need to make sure that any future needs or pending retirements are in order and that they will be well-taken care of. Definitely never take money from a retirement fund for something like this.</p>
